One Hundred at South Broad
Cogent Studio was approached by our client to envision a unique neighborhood just off of South Broad near the southern terminus of the Chattanooga River Walk. The new community was to include 22 town homes and 21 detached single family homes. Working with AD Engineering and W.M Whitaker Landscape Architects the design team developed a site plan that balanced density with privacy, cars with pedestrians, and cost with value.
With site plan in hand, Cogent’s Design team worked to create a variety of unit types to meet the developers needs while being careful to consider the future tenants experience of their neighborhood. Special consideration was given to the spaces between the buildings. On such a dense site “alleys” can often become after thoughts, residual spaces that become packed with mechanical units and garbage cans. Instead Cogent designed the plans such that the alleys became active extensions of the interior living spaces. The design team also utilized roof terraces on both the detached single family homes and the town home buildings to take full advantage of views of Lookout Mountain. With so many units being designed at once, Cogent worked to balance the uniformity of the community with the identity of each home. Through massing, roof form, and material pallet Cogent designed homes that are both individually unique and complimentary to the whole neighborhood. Various front porch designs were also used to extend living space and activate the street. The town home units were designed as two buildings each with 11 units. The unit’s orientation was alternated creating perceived variation without having to make major alterations to the plans
The South Broad district of Chattanooga is fast becoming one of the new hot spots for both residential and commercial development.
